About the Project

Vantage Point is a residential renovation in Los Angeles by And And And Studio. Working with the clients, the studio selected a 1938 hillside house that was structurally sound but compromised by a maze of small, dark rooms. The brief called for a full overhaul that still had to respect rigid zoning limits on the site.

Rather than expanding outward, the project stays inside the existing envelope and reorganizes how light, space, and view move through the house. Two balconies were enclosed and a chimney that had cut through every floor was removed, recovering usable area without changing the original footprint. Living spaces now run as a more continuous sequence, with a powder room placed to keep a measure of privacy without closing the plan down.

The living room is finished in olive greens against wood and textiles, tying function and proportion to a warmer, quieter atmosphere. The completed house keeps its historic hillside origin while reading as a contemporary Los Angeles residence oriented toward landscape, openness, and everyday connection to the view.
