About the Project

Full Circle is a residential renovation in Los Feliz, Los Angeles, by And And And Studio. The house was built around 1904 on farmland at the base of Griffith Park and is described as one of the neighborhood’s oldest homes. Earlier renovations had fragmented the plan and obscured the character of the original structure.

The studio returned the house toward its Spanish-style roots while introducing a contemporary spatial sequence. Rooms are reorganized so movement between them feels more intuitive, and new entryways frame connections to a courtyard, increasing openness without stripping the house of its older gravity. A curved design language runs through the project, and a custom skylight brings additional light and depth into the interiors.

The result is a Los Angeles residence that reads historically grounded and newly coherent at once — Spanish heritage, courtyard orientation, and updated circulation held together as architecture and interior design rather than a period costume.
