HOK's Los Angeles Studio

After two decades in Culver City, HOK’s Los Angeles studio relocated to ROW DTLA in the city’s Arts District. The workplace interior occupies a former Southern Pacific Railroad distribution setting now operating as a mixed-use district, and HOK treats the move as adaptive reuse that keeps historic character while resetting how the office supports hybrid, neurodiverse work.

The plan centers on floating workspaces—flexible, unassigned areas tuned across a sensory spectrum from quiet zones to more stimulating settings. Amenities include a wellness room, multipurpose area, refreshment station with local beverages, virtual reality center, and model shop. Biophilic cues—daylight, plants, organic materials, nature-inspired color, and outdoor views—sit alongside assistive technologies, sit-stand desks, and adjustable lighting. A rotating art program features local artists, including a large mural by Adee Roberson in the main gathering space, with employee works at individual stations.

Reported size is 20,000 square feet. Certifications include LEED Platinum and a Fitwel 1-Star rating. Sustainable strategies cited by HOK include energy-efficient HVAC, daylighting, reduced lighting power density, and daylight/occupancy sensors, which the firm states cut energy use 56% versus an ASHRAE baseline; low-flow fixtures reduce water use 39%; recycling and low-VOC materials support indoor air quality.

As workplace interior design for the firm’s own practice, the project demonstrates inclusive sensory planning inside a reused industrial shell rather than a conventional sealed office floor.
