Frankford House

Frankford House is a four-story multi-purpose building for income-restricted seniors at 1611–41 Ruan Street in Philadelphia, designed by PZS Architects. Funding partners cited include the Federal Department of Housing and Urban Development, the City Division of Housing and Community Development, PNC, and PHFA—multifamily senior housing delivered through layered public and private financing.

The first floor includes a large community room with a kitchen, a wellness center with exam rooms, and other amenity spaces. In the non-public areas of the first floor are administrative offices and support spaces. The remaining three floors of the 41,000-square-foot building contain a total of forty-two one-bedroom residential units as well as a library, co-working space, and fitness center. A portion of the building is raised to create fifteen covered parking spaces and a porte cochere, organizing arrival and weather-protected drop-off for residents.

Philadelphia City Councilmember María Quiñones Sánchez described Frankford House as an example of a project that is not only for senior housing but wraps around the services seniors need to live with dignity—supported by partnership, and located half a block from a transportation center and half a block from a commercial corridor so residents can live where daily needs are walkable. As multifamily senior housing architecture in Philadelphia, Frankford House by PZS Architects combines affordable residences with on-site wellness, community, and amenity spaces near transit and neighborhood commerce.
