Mafema Apartment

São Paulo2024Residential2500 sqft

Located on the top floor of a residential building in São Paulo, Mafema Apartment was conceived as a private retreat within close proximity to the city’s main financial and commercial districts. The project responds directly to the clients’ brief: to create a serene living environment centered on comfort, well-being, and spatial continuity. The social area is organized as a single, continuous space that brings together the entrance hall, living room, dining room, and home theater. Rather than relying on partitions, the layout is defined through the strategic placement of furniture, allowing each function to exist clearly while remaining visually connected. Large glass openings extend along the façade, framing the urban skyline and allowing natural light to permeate the interior. Linen curtains provide flexibility, filtering daylight when privacy or softness is desired. Material continuity plays a central role in shaping the atmosphere. Marble flooring extends throughout the space, while wood ceilings and wall panels envelop the interior, reinforcing both physical and visual permeability. Earth-toned surfaces and varied textures establish a calm, balanced backdrop for furniture and artworks. In the living room, a recessed niche carved into the main wall houses a stone-brick fireplace. This element extends horizontally as a wood-clad surface that continues into the entrance hall, where it transforms into a sideboard. Above, a climate-controlled wine cellar is discreetly concealed behind click-opening doors. The furniture selection combines modern and contemporary design pieces, arranged toward the center of the room to encourage conversation and social interaction. Artworks by Brazilian artists punctuate the walls, adding depth and narrative to the space. The kitchen connects to the living area through fully retractable sliding panels, allowing the space to be either integrated or isolated as needed. Custom cabinetry, discreet hardware, and integrated appliances maintain a clean and cohesive aesthetic. A support counter extends outward to accommodate quick meals, reinforcing the kitchen’s role as both a functional and social space. In the private area, three bedrooms—including a master suite with a walk-in closet—are accessed through a hallway clad in the same materials as the social spaces. The master suite emphasizes material continuity, with textured wall finishes, integrated cabinetry, and marble surfaces extending from floor to ceiling in the bathroom. Throughout the apartment, careful attention to lighting, detailing, and material transitions reinforces a consistent, restrained, and highly considered residential environment.
