















VIA Oslo — Modern Office & Retail
Commercial mixed-use architecture focused on urban connectivity defines VIA Oslo, a large-scale office and retail development located in the Vika district of central Oslo. Designed by Schmidt Hammer Lassen, the project transforms a previously introverted shopping mall site into a vibrant and permeable urban destination that reconnects the city’s pedestrian flows and public life.
The project was conceived as a response to the shortcomings of the former building, which lacked integration with its surroundings and suffered from underused office spaces. VIA reimagines this central site as an open and inviting urban hub, designed to foster connections between people, places, and professions.
Architecturally, the building draws inspiration from natural erosion processes—specifically how water gradually shapes land—resulting in a sculptural form that is both fluid and responsive to its urban context. The structure is accessible from all sides and introduces a pedestrian passage that links Ruseløkkveien and Munkedamsveien, effectively creating a new urban shortcut through the city block.
At ground level, the project is activated by a combination of exclusive retail spaces, public pathways, and a semi-subterranean food court. These elements create a lively and inclusive environment that encourages continuous public engagement throughout the day. The development also includes plazas, courtyards, and landscaped areas that enhance its role as a social and urban connector.
Above, the building accommodates high-quality office spaces designed to maximize daylight conditions and provide panoramic views of the Oslo skyline and fjord. The interior design emphasizes natural materials, openness, and flexibility, creating a contemporary work environment aligned with modern workplace demands.
The project integrates sustainability and advanced façade technology, including closed cavity façade systems that improve thermal performance, acoustic insulation, and energy efficiency. VIA Oslo has achieved a BREEAM-NOR Excellent certification, reflecting its strong environmental performance and commitment to sustainable urban development.
Ultimately, VIA Oslo represents a new model for commercial architecture—one that prioritizes urban integration, public accessibility, and environmental responsibility while redefining the role of office and retail developments within the city.
